Developer Proposes Townhome Plans for Peters Township Roads

A local real estate developer outlined proposed plans before Peters Township Council Monday night; A vote is expected in October.

Appearing before Peters Township Council Monday night, an area real estate developer proposed the idea of building a townhome development near Waterdam and Galley roads.

John Kamin of Kamwood Realty spoke during a public hearing to amend the township zoning ordinance to include townhomes as a conditional use in the C-4 Transitional Commercial District, and to create the new development at 164 Waterdam Road.

If approved by council, it would clear the way for nine properties in the township that would be eligible to create townhomes. Kamin is seeking council’s approval to amend the C-4 District as a conditional use if it exceeds two acres.

Kamin told council that Kamwood wants to build 15 townhomes on the property, which he said would be “moderately priced.” Kamin said prices for the new townhomes would begin in "the $220,000-225,000 price range," and in the $300,000 range for all the available options.

“It will be a relatively small development, and we’ve already done a market survey and determined that there’s nothing like this available in Peters Township,” he said. “We think this will be a really good use for this particular piece of property.”

Kamin said completion of the townhomes would extend more than three years, with seven being built in each of the next two years, and the final townhome being built in the third year.

The township planning commission has recommended approval of Kamin’s plan.

Kamin told council that his company has held the property for a number of years, and has been unsuccessful in marketing it as a commercial development.

“There was some interest in developing this property for townhomes,” he said.

Council plans to review the plan, and expects to vote on the issue at its meeting in October.
