Peters Council Greenlights Development of New Restaurant

Peters Township Council this week unanimously approved a conditional-use application for the development Fiori's.

Peters Township is one step closer to getting a new Italian sit-down restaurant.

Council this week unanimously approved a conditional-use application submitted by Fiorentino Moscatiello to develop his restaurant—Fiori's Pizza and Italian Restaurant—at 3801 Washington Road.

This will be the second Fiori's location in the South Hills. The first is located on Capital Avenue in Brookline.

However, the approval came with 10 conditions.

They include:

  • That a six-foot high privacy fence be installed along the entire length of the residential property to the south on Pleasant Avenue—one that has material and colors that complement the existing building color scheme.
  • That a landscape buffer between the residential property be supplemented with additional plantings where gaps exist.
  • That the existing pole sign be removed and replaced with a monument-style sign no larger than 30 feet and no higher than six feet.
  • That sign permits be procured before any building signs are installed.
  • That the building be equipped with a monitored smoke and fire suppression system approved by the Peters Township Fire Department.
  • That the dumpster be positioned away from the residential property and screened.
  • That the hours of operation be limited to 11 a.m. to 11 p.m. Sunday through Thursday and 11 a.m. and midnight Friday and Saturday.

The building—fomerly a bank—will be modified to enclose two drive-thru tell lanes, turning the former lobby into the main dining area and making two former offices a kids' area for birthday parties and other functions.

There will also be a Wi-Fi lounge.

The restaurant will seat 100. No delivery will be available.
